terms of business
Before you instruct us to act in the sale of your property, we wish to draw your attention to our terms of business.
- Our Sole agency commission will be 1.25% plus VAT of the eventual sale price of the property. The sale price includes any amount negotiated by us on your behalf for items or fixtures & fittings you incude in the sale. We have minimum fee of £1100.00
- You will be liable to pay a remuneration to us, in addition to any costs or charges agreed, if at any time unconditional contracts of the sale of the property are exchanged with a purchaser introduced by us during the period of our sole agency or with whom we had negotiations about the property during that period
- Our agency will stay in force until further notice. It may be discontinued at any time upon your giving us 14 days' notice in writing to allow for any marketing to expire
- If we are not your sole agent and we are successful in finding a buyer we will charge 1.50% plus VAT of the eventual sale price of the property
- The commission will be due on exchange of contracts with a purchaser but payable from the proceeds of the sale on completion
- Our commission charge is inclusive of all fees and expenses, except where you specifically authorise us to carry out expenditure in respect of, for example, national advertising
- Should these instructions be terminated and the property subsequently sold by the vendor within a period of six months to a purchaser previously introduced by us during the time of our appointment the commission, at the rate shown above, will be paid in full
- Please note it is illegal to have more than one estate agents 'For Sale' board on your property
- If a purchaser is introduced to you by us that is READY, WILLING AND ABLE TO EXCHANGE a contract with you our fees will become payable in full by you should you terminate the sale at the point of exchange. As it is assumed that you are a willing party with a clear intent to sell your property and that unless a clear and valid reason is given the agent i.e. Wheelers Estate Agents is entitled to recover it's fees in full as the agency has discharged it's services as per agreement to secure a purchaser
